How does a gas furnace actually heat your home?
A gas furnace heats air, not water. When the thermostat calls for heat, the control board starts the inducer (draft) motor to clear the heat exchanger and prove the vent is open. A pressure switch confirms that draft. Next the igniter heats up, the gas valve opens and the burners light. A flame sensor then has to confirm there is a flame, otherwise the board shuts the gas off again within seconds.
The burner flame heats a sealed metal heat exchanger. The blower motor pushes house air across the outside of that exchanger, and the warm air travels through the supply ducts to your rooms. Combustion gases stay inside the exchanger and leave through the vent. That separation is the reason a cracked heat exchanger or a blocked vent is a safety problem, not just a comfort problem.
Most no-heat calls come down to one link in that chain failing: a dirty flame sensor, a failed igniter, a pressure switch that will not close because a condensate line is blocked, or a blower that will not start. A technician tests the sequence in order. That is how a proper diagnosis finds the real cause instead of guessing at parts.

Should I repair or replace my gas furnace?
Repair makes sense when the furnace is sound and the failed part is a normal wear item such as an igniter, flame sensor, capacitor or inducer motor. Replacement is usually the better call when the heat exchanger is cracked, when parts are no longer available, when repairs are coming back season after season, or when the house has never been heated evenly. Age matters, but condition matters more.
We give you the facts to decide. After diagnosis, our technician tells you what failed, why it failed, what the repair involves, and whether anything else on the unit is close to the end of its life. If replacement is worth considering, we quote both options in writing so you can compare. A control board or blower motor is one of the more expensive repairs on a gas furnace. On an older unit with other worn parts, that often tips the decision.
- Lean toward repair: one failed wear part, heat exchanger intact, even heat through the house, no recurring faults.
- Lean toward replacement: cracked or corroded heat exchanger, repeated breakdowns, discontinued parts, rooms that never get warm, or a plan to add central air or a heat pump.
- Either way: ask for the diagnosis and the quote in writing, and ask the technician to show you the failed part.
What type of gas furnace is right for a Metro Vancouver home?
The choice is less about brand and more about how the furnace burns gas and moves air. A condensing high-efficiency furnace pulls extra heat out of its exhaust. It vents through plastic pipe and makes condensate that needs a drain. A mid-efficiency furnace vents hot exhaust up a metal flue or chimney liner. AFUE, the efficiency rating, tells you what share of the gas you buy ends up as heat in your home. Check the published rating for any model you are quoted.
How the burner runs also matters. A single-stage furnace is either fully on or off. A two-stage furnace runs on a low fire most of the time and switches to high only on the coldest days. A modulating furnace adjusts its output in small steps. Staged and modulating units with a variable-speed blower give longer, quieter cycles and more even temperatures. In our mild coastal climate, that is what you notice most day to day.
Many Metro Vancouver homeowners now pair a gas furnace with a ducted heat pump. The heat pump heats through the mild, damp months and cools in summer. The furnace takes over when it is cold enough that gas makes more sense. The two share the same ductwork and a compatible thermostat. Sizing comes first: a proper heat-loss calculation for your house, not the size of the old unit. An oversized furnace short-cycles, wears faster and leaves cold spots.
What is different about furnace work in Vancouver, Burnaby and the Lower Mainland?
Our winters are long, damp and mild rather than bitterly cold. A furnace here runs many moderate cycles for months. Staged burners, variable-speed blowers, clean filters and good airflow pay off more here than raw heating capacity.
Much of the local housing stock is older: post-war bungalows, Vancouver Specials, and character homes in Burnaby, East Vancouver and New Westminster. These homes often have undersized return ducts, old masonry chimneys and gas piping sized for an earlier appliance. A furnace swap in one of these houses may also need a chimney liner, a new vent route or a gas line upgrade. We check this at the estimate so it does not come as a surprise on install day.
Townhouses and strata homes add their own limits. Venting may have to follow strata rules on termination location. Closets and crawlspaces can be tight. Condensate needs a legal drain point, and work may need strata approval before it starts. In BC, gas appliance installation and replacement needs a permit through Technical Safety BC or the local authority, done by a licensed gas contractor. We pull the permit as part of the job.
What can a homeowner safely check before calling for furnace repair?
A few simple checks can save a service visit. Everything past these checks is work for a licensed technician. In BC, gas work is legally restricted to licensed gas fitters, and most electrical work inside the furnace belongs to licensed trades as well.
- Homeowner may do: check the thermostat is set to heat and the set point is above room temperature, and replace its batteries if it uses them.
- Homeowner may do: confirm the furnace power switch (it looks like a light switch near the unit) is on and the breaker has not tripped.
- Homeowner may do: replace a dirty filter with the correct size, and make sure supply and return grilles are open and clear.
- Homeowner may do: on a high-efficiency furnace, check that the outdoor intake and exhaust pipes are clear of snow, leaves or nests.
- Licensed technician only: anything involving the gas valve, burners, igniter, flame sensor, pressure switch, control board, wiring, venting or heat exchanger.
- Licensed technician only: resetting a repeated lockout. A furnace that keeps locking out is warning you about a real fault.
When is a furnace problem a gas or carbon monoxide emergency?
Some symptoms mean you should stop troubleshooting straight away. If you smell gas (a rotten-egg or sulphur odour), do not operate switches, the thermostat or appliances. Leave the house, then call FortisBC's gas emergency line or 911 from outside. Call us once the utility has made the area safe.
If a carbon monoxide alarm sounds, or people in the home get headaches, dizziness or nausea that ease when they go outside, get everyone out into fresh air and call 911. Carbon monoxide has no smell. Every home with a gas furnace should have working CO alarms near the sleeping areas and on each level. Other warning signs include soot around the furnace, a yellow or lazy burner flame instead of a steady blue one, scorch marks near the burner opening, or a furnace that trips its rollout switch. Shut the furnace off at its switch and call a licensed technician. Do not restart it until it has been inspected.

Why does my gas furnace turn on and then shut off after a few seconds?
The most common cause is a dirty or failing flame sensor: the burners light, the board cannot confirm the flame, and it shuts off the gas for safety. A blocked vent, a pressure switch problem or a clogged condensate line can cause similar cycling. The flame sensor and these other parts are inside the furnace, so the diagnosis and repair should be done by a licensed technician.
Do I need a permit to replace a gas furnace in BC?
Yes. Installing or replacing a gas furnace in BC needs a gas permit, and the work has to be done by a licensed gas contractor. We take out the permit as part of every furnace installation, so the job is documented and can be inspected.
How often should a gas furnace be serviced?
Once a year, ideally before the heating season starts in the fall. A proper service includes a combustion and safety check, burner and flame sensor cleaning, a vent and condensate inspection, and airflow and filter checks. Between visits, check and change your filter regularly.
Can I add air conditioning or a heat pump to my existing gas furnace?
Often you can, if the furnace blower and ductwork can handle the airflow the new coil needs. A ducted heat pump or central air conditioner uses the furnace's blower and ducts, and a compatible thermostat switches between them. We check duct capacity, electrical supply and outdoor unit placement before quoting.
